How To Know You Have Found The Vancouver Top Real Estate Agent2017-09-05 16:12:35 Posted By Amir Hamzehali
Real estate agents are integral to the buying and selling of homes.
First, they can sell your home faster and for more. The National Association of Realtors, for example, found that homes that are listed as ‘For Sale By Owner’ stay on the market for longer and sell for roughly 36K less.
Part of this has to do with all of the resources that real estate agents have to market a home. On top of that, they have inside knowledge of the market.
What all of this comes down to is that your choice of real estate agent in an important one. Not all are created equal. If you want to get the best possible return on investment, a little bit of time should be spent determining whether or not you’re looking at a top real estate agent.
How to Know You Have Found The Vancouver Top Real Estate Agent
1. The Basics
First, every good real estate agent, regardless of the city you’re looking in, should have the basics covered.
The realtor should be licensed and have some sort of training and certification under his or her belt. In Vancouver, typically this means that the person would have completed the Real Estate Council of BC’s education requirements.
You can do a search on the above website and it will tell you whether or not the agent has his or her license.
Next, the real estate agent would theoretically have a lot experience in the industry, which is generally a good thing (not to say, of course, that newer talent shouldn’t ever be considered).
In short, professional certification, training, additional courses and experience in the industry will point you in the right direction.
Depending on the brokerage name that the agent is affiliated with, awards can vary. But, if you consult the company the agent is affiliated with, typically they will be able to tell you the top performing agents in their company.
This will provide direct proof of whether or not you’ve found a top agent.
You can also consult the agent’s website if one is available. The agent’s awards will typically be mentioned on their About Page or perhaps at the bottom of their home page. It could say something along the lines of “Royal Lepage Top Producer” or something to that effect.
This is another way to determine if you have found a top real estate in your area. In short, if you are looking at a top agent, they will likely have that information publically available.
3. Excellent List-Price-To-Sales-Price Ratio & A Lot of Sales
Having a solid professional background, both education and experience wise, as well as being a recipient of real estate awards are indications of a top agent. But, ideally, the agent would also have the proof to back up their claims that they are one of the top agents.
Look for a list-price-to-sales-price ratio that’s as close to 100 percent as possible. Ask them about their sales in the past few years. The latter could possibly be found on their website, but sometimes you have to ask these questions directly.
Asking the important questions is just a part of the process of determining whether you’re looking at a top real estate agent.
4. Great Online Reviews & References
Lastly, great online reviews are going to provide even more evidence as to what kind of realtor you’re looking at. A top agent should have a lot of positive reviews from clients. A simple search for the realtor’s name should bring up various platforms that you can read reviews on.
You can also ask your agent for references from their recent clients.
The Bottom Line
Determining whether or not you’ve found a Vancouver top real estate (or a top agent in any city for that matter) takes a little bit of digging.
If they’ve told you they’re a top real estate agent, that’s a good sign. But also look for evidence to back up those claims, both in the form of a solid sales record and great online reviews and/or references.
